Tenant Move-Out Coordination
21-days to return the security deposit!
The condition of the property is compared against the original move-in inspection & photographs to distinguish normal wear and tear from tenant-caused damage. If the home has undergone its annual inspection, that is also factored into the move-out inspection. This gives the tenant an opportunity to address identified cleaning or repair items before returning possession.
When repairs or cleaning are required, Rentegic coordinates the work from start to finish. This starts by photographing the before condition, includes obtaining vendor proposals, providing property access, meeting vendors on-site, reviewing invoices, confirming that repairs have been completed, and documenting and photographing the repair or cleaning.
Security deposit deductions are documented and categorized based on allowable charges, such as necessary cleaning, tenant-caused damage beyond ordinary wear and tear, unpaid rent, or other amounts permitted under the lease and California law. In addition, replacement cost is evaluated based on the condition and remaining useful life of the item. Supporting invoices, receipts, estimates, before and after photographs, and repair documentation are maintained as part of the property record.
California requires the remaining security deposit and an itemized statement of deductions to be provided within 21-calendar days after the tenant vacates.
The objective is to provide the property owner with a well-documented turnover, make appropriate and defensible deductions when necessary, complete required repairs efficiently, and return the property to rent-ready condition as quickly as practical.

At Rentegic, tenant move-out is treated as a managed process designed to protect the property, document its condition, and complete the security deposit disposition accurately and on time. The process begins before the tenant vacates with the preliminary move-out inspection where the condition of the property is documented to itemized possible deductions from the security deposit. This is for the benefit of the tenant and is considered optional. However, it is always strongly encouraged.
