Good tenant management starts with the very first interaction. The tone established during screening, leasing, and move-in often carries through the entire tenancy.

 

Clear expectations, timely communication, and consistent follow-through help prevent misunderstandings before problems grow unchecked.

A good tenant is also more than someone who pays the rent on time. Tenants have an important role in caring for the property, reporting maintenance concerns before they become larger or more expensive problems, following the terms of the lease, and providing reasonable access when repairs, inspections, or other necessary work needs to be completed.​ Tenants should be treated with respect, consideration, and professionalism.  

 

A property manager can be friendly without becoming friends, and empathetic without losing sight of the business relationship.

 

When an issue arises, the goal is to listen, understand the concern, and then return to the lease agreement and applicable law for guidance. Then correct the problem so the tenant can return to enjoying the home and the property owner can relax and enjoy the income.
