Setting the right rental price starts with a Comparable Rental Analysis.

 

We review recent rental activity from the MLS and supplement with other rental marketing indicators. The goal is not to rely on one automated estimate, but to understand the current range for similar homes and where the property fits within that range.

Looking at factors such as property type, bedroom and bathroom count, square footage, condition, and features & amenities. As well as, location, schools, competing inventory, and current renter demand also influence where the property should be positioned.

 

One critical aspect is doing a full walkthrough of the property for rent, and if possible similar  properties renting in the area to get a fuller picture of the condition of the home and the competition first hand.

The analysis provides a well-supported starting point, but the market still has the final say. Once the property is listed, inquiry volume, showing activity, applicant quality, and feedback help confirm whether the rent is properly positioned.
