The Goldilocks zone - just right!
Finding the right tenant starts with finding the right applicant pool.
When marketing a rental, there is a “Goldilocks zone.” Too few qualified applicants can mean the property is positioned too aggressively. Too many applicants may indicate the property is priced below what the market will support.
The goal is enough qualified interest to make a thoughtful selection without creating unnecessary vacancy or leaving money on the table.
There are four primary levers we can adjust: Rent, Concessions, Screening Criteria, and Property Terms & Features.

Rent - Price is usually the strongest lever. Market analysis helps determine where the property fits among competing rentals based on location, condition, amenities, and current demand.

Concessions - If lowering the monthly rent does not make financial sense, a temporary incentive can improve the offering. Examples include a move-in credit, reduced first-month rent, or another clearly defined leasing incentive.

Screening Criteria - Income requirements, credit standards, rental history, and other lawful screening criteria affect the size of the qualified applicant pool. These standards are established in advance and applied consistently to every applicant. If criteria are adjusted, they are changed prospectively rather than applicant by applicant.

Property Terms & Features - Pet policies, lease length, included appliances, landscaping, parking, utilities, and other terms can significantly affect demand. Sometimes a small change, such as allowing a well-qualified tenant with a pet, opens the property to a much larger segment of the market.
